Siding is the weather skin of the house. What keeps water out is everything behind and around it: the house wrap, the flashing over windows and doors, the trim, and how the pieces are lapped so water runs out instead of in. A re-siding job is the one time the whole wall is open, so it is also the time to fix soft sheathing, add or replace the weather barrier, and get the window and door flashing right.

The material choice in this part of Ontario comes down to cold, snow and sun. Vinyl is the most common and needs little upkeep, but it becomes brittle in deep cold, cracks if it is hit in January, and has to be hung loose enough to move as it expands and contracts. Steel stands up to impact and fire but can dent. Engineered wood and fibre cement give the look of painted board, take paint, and need careful detailing at cut ends and joints so freeze-thaw cycles do not open them up.

Across Simcoe County and Muskoka, the snowbelt along Georgian Bay, lake winds and heavy snow against lower walls all wear siding out faster on some faces of a house than others. Cottages add their own questions: older board siding over little or no insulation, walls that have moved over the years, and sites that are hard to reach with material. Whether replacing siding needs a building permit depends on the municipality and on what is changed underneath, so ask the local building department before the work starts.

What to Tell the Contractor

  • The current siding material and roughly how old it is.
  • Whether you want the same material back or are open to a different one.
  • Any soft spots, staining or water marks inside on the walls behind the siding.
  • Whether windows, doors, soffit or eavestrough are also due, since they are easiest to do at the same time.
  • Whether it is a year-round home or a seasonal cottage, and how easy the site is to reach.

Siding installation and replacement: Questions, Answered

Sometimes, but it is usually better to strip it. Covering old siding hides any rot or water damage underneath and means the weather barrier and flashing cannot be checked or replaced. A contractor can tell you after looking at the walls whether the existing layer can stay.
Each material has a trade-off. Vinyl is low-maintenance but brittle in deep cold, steel resists impact but can dent, and engineered wood and fibre cement look like painted board but need careful detailing at cuts and joints. Installation quality matters as much as the material. Tell the contractor how the house is used and exposed and ask what they recommend and why.
It depends on the municipality and on the scope. Like-for-like replacement is treated differently from work that changes the wall structure, sheathing or insulation, and heritage properties can have their own rules. Check with your local building department before the work starts.
Siding can be installed in cold weather, but vinyl is more brittle in deep cold and some materials have temperature limits for sealants and paint. Many people book over the winter for spring work. Ask the contractor how they handle cold-weather installs.
